What Is Up With The Washington DC Real Estate Market Right Now?

There are options out there. IT’S SUCH A SCARY THING…
Oh, come on.  The DC housing market is great! One of my past clients bought a DC condo in -07 that appraised for $135 thousand more in -12.  Another one bought a DC home for $355  thousand in -09 that appraised for $650 thousand this year. Huh!?  A third one is currently selling his DC house for $100 thousand more than he bought it for in 2011.  That's not a bad DC housing market.  


MY COUSIN SAYS IT’S A BAD INVESTMENT…
Before you take advice given to heart, stop and ponder for a moment if the advice-giver is where you want to be? When I started thinking about becoming a DC real estate agent I was given advice from several people. “Realtors are all crooks” and “you won’t be able to support yourself” being the most popular ones.  Almost a decade later I am thankful I put my trust in God where it belongs, and followed my heart.  Those that (freely and frequently) offered their advice were either out of work, still in or back to school, someone who didn't survive the “down real estate market”, or just simply broke and unmotivated. I thought, “I need to hear what those already in the field, seasoned, motivated, successful and loving what they do have to say!  I’m so thankful I did. I’ve experienced a great high in the real estate market, a quick drop, a slow market and a recession. Guess what.  I still LOVE what I do, still make money, and still believe that it’s a GREAT idea going to see that house for sale (or condo for sale) that you could so much see yourself living in.

I DON’T TRUST REAL ESTATE AGENTS…
Um....how many DC Realtors have you worked with?  One? Five? Zero? If you have worked with five and had a bad experience every time, I can understand your feelings.  With one or with none but getting caught up in other people's experience?   All DC Realtors are not the same.  Most of us work very hard to make sure our clients are happy and feel secure, and keep our clients' best interest at heart. Meet with a DC Realtor, check their client commentsask for references and, for the love of all things good, don't be afraid to sign a buyer broker agreement. This agreement protects you and can be canceled at any time. And remember, as an added bonus YOU don't pay your agent. The seller does.

Is This a Good Time to Sell My DC Home?

It's really not just about where it's located, is or isn't staged, or the degree of curb-appeal your DC home has when it comes to selling. It's about timing also.


"My co-worker says the spring real estate market in DC is best, so I should wait until then to sell my house."  
Whether it was a co-worker, uncle, boss or the neighbors' dog who said it, if I had a penny every time someone said this to me, I. WOULD. BE. RICH.  If it makes sense for you to wait to sell your DC home, absolutely wait!  But, consider this before you decide to wait: There are less real estate buyers out there in the late fall to end of the year, but guess what... There are also less real estate sellers, which means, LESS COMPETITION. On top of that, those buyers that are out looking during that time are SERIOUS BUYERS

If you've ever been to an open house for sale in the spring, you know that everyone (and probably their mother too) is coming by, because "it's just something about this weather that makes me want to go to open houses (yes, I have actually heard that more times than I can count)!" That doesn't mean they are actually looking to buy a home now.  During the spring is when I, every year, have had the most amount of "window shoppers" come by, that are actually 6 months to 2 years away from buying a home. No complaint here - we have had the honor to gain many buyer clients that way. 

As a side note, the house almost never looks as good as when the holidays is around the corner and those beautiful wreaths are up, the cinnamon-vanilla scented candles are burning, and the house just reeks of "home"!

First off, what are your plans?  Are you going to rent?  If so, what is the rental market like? Are you going to buy a new home in DC or VA? If so, and if you’re like the majority of people about to buy their second, or maybe third home in Washington DC or Virginia, you’re probably going to buy a larger home that cost more money. If you wait until the real estate market goes up, yes, you may get a higher sales price on your current home, but you will also pay more for your new home.  Let’s do a quick break down of the math: More expensive house, larger loan, more interest = larger monthly expense. It would end up costing you more on the new home than it would cause you to “lose” on your current home.
Second, what is the DC real estate market like? Well, let’s see. The September median sold price in the DC Metro area, was +7.5% from last year, +14.5% from 2011, +17.3% from 2010 and 2009, and +12.2% from 2008. In fact, it’s 13.9% higher than September 2004 – the beginning phase of the “high real estate market in the DC Metro area.”  Statistics provided by rbi - RealEstate Business Intelligence

Before you make your decision, it is imperative that the agent is honest about whether or not the property has the potential to increase in value, based on quality market research. Likewise, if you are in the planning stages of listing your property for sale, it is equally important that your agent gives you a thorough evaluation based on that same quality market research.
